This property was listed for sale on MLS at $350,000.00 with no takers.  The seller dropped the price to $330,000 but still had no takers.  He found our website and called for more direction.  He started on Thursday (back at full price - $350,000) with a hand-made sign in the yard.  By Tuesday, he had three buyers, all with significant down payments!  He was closed less than two weeks later.  At a sale price at $330,000, the seller would have netted approximately $16,000.  On the owner finance sale, he netted just under $15,000 at the initial closing, makes almost $700 positive cash flow, and will net appx $49,000 more when the buyer refinances. Owner Financing is FAR MORE PROFITABLE than traditional sales methods.

We had our house on the market for about 6 months with lots of showings but not a single offer.  Not even a low-ball offer.  Nothing.  Which we couldn't understand since it is a nice home in a sought after neighborhood.  We talked about leasing but didn't want to hassle with tenants.  We finally decided to offer owner financing around the middle of December.  Right after the 1st of the year, we started getting owner finance offers.  We settled on one and now we are closing around the middle of February (Deal closed February 21st). I wish we had considered owner financing sooner, it would have spared us a lot of time and money.  The buyers are making a large down payment, paying all Realtor fees and closing costs!!  we made out with much more profit with owner financing than we would have if we had sold it the traditional way.  I would tell anyone who can do owner financing that it is definitely the way to go!!  Malessa B
